一件令我關注嘅事,係立法會就會為50年樓齡以上嘅舊樓,由九成業主同意強制將全棟大廈拍賣嘅門檻,降至八成進行辯論。平時喺好多議題,我都可以壁壘分明咁支持、反對,不過,今次喺強拍議題上,真係嗰句,手掌係肉,手背都係肉。
產權係重要,不過特區幾千棟舊樓,真係唔知有幾多棟會學馬頭圍咁,一下就倒塌。講真,一棟都太多。
至於我作為住緊嗰棟有45年樓齡大廈嘅互委會主席,我可以講俾大家聽,要所有業主同意維修,其實真係好難。令重建易啲係好事,特別係賠償上,私人收購,理論上遠比市建局強搶為佳。
不過,現有機制又唔爭氣,99年強拍出台之後,實在有太多拍賣喺冇競爭情況下,被人收購。
政府如果有誠意,應該將每塊地重建後可起幾高、幾大等,直接影響地皮價值嘅資訊,喺拍賣前公開俾大家知道。令有意競投嘅人,可以容易啲掌握條數,咁就會多啲人參與拍賣,令原業主收到嘅錢多啲,市區重建嘅步伐亦會加快。
不過點都好,真係希望有關官員同議員,特別喺呢個議題上有所羅門王嘅智慧。

其實到收購左八九成後,其他公司都唔會咁唔識趣阻住人發達,所以同透唔透明度高已經無乜關係

ReplyDeletewhen you say "other" companies, the companies that acutally does the acquiring very rarely develops it at the end
they will sell to other bidders...
But the thing is... When you apply for the mandatory auction, you have to produce a redevelopment plan, and that plan has to be approved by govt.
But the prob is, NEVER is the plan at the auction, the final plan. Land area always gets added once the building has been sold.
